Putting our house on the market was probably a surprise to most of you. I mean we just bought this place less than a year ago! It was kind of a surprise to us too. I always have my eye on local real estate and one day this awesome house, on paper, came on the market. It was priced a little high and we would need to sell our house in able to afford it. We figured we would take a look to see if it was even worth considering.
We did a drive by before calling our realtor and noticed a foundation repair sign in the yard. Online there were no permits that had been recorded yet and the MLS listing didn’t mention anything about it. Normally that would scare me off because sinkholes are a huge problem around here, but this was pretty far south from where most sinkholes occur and I had never heard of any neighborhood around here being affected. We called our realtor to find out the information and he learned the foundation repair was due to removing a very large tree which was close to the structure, the foundation now had a lifetime warranty, and was completely repaired. We set up a showing. This was what we were looking for in a house 2500 sq ft, 3 bedrooms, 3 bathrooms, oversized 2 car garage, built in 1960, original hardwood flooring on 3/4 of an acre. It needed updating but we were up to the challenge. Until we walked inside and noticed huge cracks everywhere, all over the house. It was also on a crawlspace and we were looking for slab. Sure the property was nice, but the house would essentially have to be torn down and rebuilt with the amount of damage it had.
So charming from the outside, just needs a little landscaping help.
I was envisioning refinishing all the floors, and look at those gorgeous windows.
New appliances, new countertops, and painting the cabinets white would be a great budget friendly remodel.

After leaving this house we were still on the fence about whether we wanted to move. We had our realtor set up an email feed with our specifications and figured we would just watch out to see if anything good popped up.
It was around the time we looked at this house that I started noticing a lot of people at the townhouse next door to us. Our neighbor had moved out due to being foreclosed on. We knew it was just a matter of time before her house went on the market, so I went over and spoke to some of the people there to get an idea of time frame and was told it would be on the market in 2-4 weeks. We knew we had to move fast and beat them to the market.

ReplyDeleteI know as someone who is currently trying to buy a place, you house will have the advantage because it's not a foreclosure. The process of buying a short sale or foreclosure takes FOREVER, so if someone really needs something now- your home is going to be a better option.
